Overview

The Westside community is located in Osceola County near what is referred to as the “Four Corners” area of Central Florida, the point where Polk, Osceola, Orange and Lake Counties meet. The community is located six miles west of the Disney Theme Parks making it one of Orlando’s preferred locations for vacation rental homes, and a location for single and young families working in the Theme Parks. The completion of the 429 western beltway along with I-4 provides the project with easy access to Orlando International Airport, theme parks and employment centers throughout Orlando.

The project was originally conceived as a vacation rental development given its proximity to the Disney theme parks. Westside has an abundance of land use entitlements including a significant amount of short-term rental product. The maximum approved density within Westside is 3,855 residential units, 523,177 square feet of retail/services, 325 hotel rooms and 80,000 square feet of office space. The project entry and all of Phase 1 have been constructed with the balance of the project in various stages of completion.

The project, an approved Development of Regional Impact (DRI), is fully entitled with zoning and all major permits in place. The DRI/Development Order (DO) conditions associated with the project require the completion of off-site roadway projects including the widening of CR 192 and several internal Boulevards.

The master plan for the project reflects residential uses for traditional housing, multi-family uses for condominiums and townhomes along Westside Boulevard in addition to a Tourist Commercial Land Use Overlay that allows short term vacation rentals. There is not a central amenity in the project, however the individual vacation rental projects have constructed facilities to serve their residents typically inclusive of a pool, small clubhouse and other amenities.

LREA has been engaged to market the remaining undeveloped parcels that will be obtained through deed in-lieu and/or foreclosure, and is reviewing offers to purchase the property.
